Berrio Bridge House is the result of much consideration in the conversion of three miners’ cottages into one spacious detached house set in beautiful landscaped gardens on the tranquil banks of the River Lynher. The nature of the property does give variations in some areas to floor levels and ceiling heights. All guests’ accommodation is on the first floor.

CAR PARKING, ENTRANCE & ACCOMMODATION Large level tarmac area to the front access via wooden gate, pathway slopes slightly down, surface of textured cobbled granite sets. Front door to house is standard 33inches wide. Flooring ceramic tiles & rugs. Inner door slight threshold rise into level dining room, again ceramic flooring & rugs. Entrance into reading room, very slight lower floor level, from here all floors and stairs are fitted carpets except bathroom and shower room, which both have ceramic tiled flooring. From reading room the first floor is accessed via a flight of ten straight stairs with hand rail onto landing. Turning left into twin Garden Suite up two steps, the rest of this suite is level flooring with the exception of a small lower level into bedroom. Twin beds of standard size and height, large dressing room with wash hand basin, and built in wardrobe. This suite has the added luxury of its own private sitting room with colour television, tea/coffee making facilities. En. suite bathroom is fitted with corner bath with moulded seat and shower arrangement taps, low level toilet, standard 800ml.quadrant shower, tray above floor level. Vanity unit. At the top of the stairs turning right into double Woodland Suite, up two steps, small landing to the left again separate private sitting room with colour television and tea/coffee etc. To the right of the landing is the double bedroom. Bed is of standard size and height. Shower room is accessed via double doors from bedroom, down two steps, corner toilet, vanity unit, 800ml quadrant shower unit, tray slightly above floor level. Both bathroom and shower room have shaver points. All rooms have central heating via radiators with independent controls. Well lit and opening windows. |
